Kezate installs circuit-level smart meters and carries out thermal imaging surveys on small commercial buildings. Every engagement ends with a written report: consumption broken down by circuit, insulation gaps mapped across the building envelope, and a ranked list of improvements with calculated payback periods. We don't sell equipment. We don't do construction work.
What we do
Reporting, not renovation.
A conventional energy audit produces a single document, then goes quiet. Ours does not. Once circuit-level meters are installed, consumption data accumulates continuously, and every month a new report lands in your inbox showing what changed, what didn't, and why.
This distinction matters for small commercial buildings, where one oversized compressor or a forgotten server room can account for a disproportionate share of the electricity bill. Finding that circuit is a measurement problem, not a construction one. That's the part we handle.
We operate strictly as an independent measurement and reporting service. We hold no commercial arrangement with equipment manufacturers or installation contractors, and we don't push specific brands.

What we install and measure
Circuit-level smart metering
Non-invasive current sensors are fitted to individual circuits inside the distribution board, not just at the main supply. This isolates consumption by function, lighting, HVAC, refrigeration, server racks, so waste can be traced to its source.
Thermal imaging of the envelope
Calibrated infrared cameras survey external walls, roof junctions, window frames, and door seals from inside and outside. Temperature differentials reveal insulation gaps and air leakage points invisible to the eye.
Monthly consumption reports
Metering data is compiled monthly into a report showing trends by circuit, comparison against the prior period, and anomalies worth investigating. Recommendations are ordered by expected impact, not listed alphabetically.
ROI calculation per recommendation
Every suggested improvement, from adjusting an HVAC schedule to resealing a window frame, carries an estimated cost range, expected annual saving, and a simple payback calculation.

How the engagement works
Site walkthrough & metering plan
We walk the building with you, review the distribution board, and agree which circuits carry meaningful load before any hardware goes in.
Circuit-level meter installation
Non-invasive meters are fitted inside the existing distribution board, usually outside business hours, with no rewiring required.
Thermal imaging survey
An infrared survey of the envelope is carried out during a period of meaningful indoor-outdoor temperature difference, to maximise the visibility of anomalies.
Monthly reporting begins
Consumption data starts flowing within days. The first full report, with thermal findings and ROI-ranked recommendations, typically arrives within four to six weeks.

What we don't do
We don't sell equipment
We hold no commercial arrangement with meter manufacturers, camera vendors, or insulation suppliers. Recommendations aren't shaped by margins on hardware, because we don't carry any.
We don't do construction work
Resealing a window frame, replacing insulation, or upgrading a control system is carried out by contractors of your choosing. We identify what needs attention and estimate the return; the physical work is a separate decision.

Common questions
Do you install the meters permanently, or is this a one-off visit?
Circuit-level meters stay installed for the duration of the monitoring agreement, typically a minimum of twelve months, so seasonal variation in consumption can be captured accurately.
Will the thermal imaging survey disrupt normal operations?
Surveys are non-invasive and usually take between two and four hours depending on building size. They can be scheduled outside peak business hours if preferred.
Do you recommend specific brands of insulation or equipment?
No. We report on findings and calculate potential returns for categories of improvement, such as sealing air leaks or adjusting control schedules. Selecting a product or contractor is left to the building owner.
What happens after the monitoring period ends?
The metering hardware can be removed, or the agreement extended. Historical data and all reports remain the property of the building owner.
